The BEST & MOST IMPORTANT ADVICE I CAN GIVE ESPECIALLY TO FIRST TIME HOME BUYERS is to go and talk to a Mortgage Specialist. By doing this it lets you know what you will be comfortable with for a mortgage and you know what price range to look in. You don't want to find that perfect house and then find out that it wasn't in your price range, that's too disappointing. There are things that you can do to increase your credit scores to get the best interest rates, find these things out early. One of the best ways to increase your score is to use a credit card and pay it in full on time every month. If you're thinking about buying a new house remember don't make any large purchases that will take away from your borrowing power. If you want new furniture wait until you find the right house & move in. Don't forget about closing costs, it is important to be financially prepared prior to your closing. Here is a list of the most common closing costs when buying a home:

1) Deed Transfer tax if the property is not on the registry system land titles. Ask your real estate agent.
2) Legal Fees- get a quote from your lawyer.
3) Property Tax Adjustments
4) Fuel Adjustments & water/sewerage adjustment
5) Survey Certificate
6) Home Fire Insurance
7) Property Inspection
8) Water Test if not on muniple water thru the town or village.
9) Any costs that have to be paid upfront to the bank. Make sure you ask your mortgage specialist.
